Historic farm buildings take on a new lease of life

Originally mentioned in the Domesday Book, this property is nestled in the heart of North Devon’s agricultural landscape.

It has evolved over centuries and current layout centres around a traditional courtyard with a farmhouse, a holiday let, and a variety of stone outbuildings including a linhay and stables.

Our proposed development centres on the sensitive conversion of the western barn structures, including the linhay and stables, into an artisan bakery that will produce bread, pastries, and patisserie for local markets and wholesale. There will also be teaching facilities, where students will be able to learn how to bake.

We will retain as much of the original structures as possible, with modern interventions focused on enhancing usability while preserving the site's heritage.

Key design elements include:

  • Bakery housed in the existing barn structure with minimal alterations
  • Teaching space with individual countertop workstations, each equipped with an oven, hob, sink, and prep area
  • External courtyard adaptations to create an outdoor teaching and seating area
  • A small mono pitch extension discreetly placed behind the courtyard, using vertical timber cladding and composite glazing to complement the farm’s rustic aesthetic
  • Energy efficiency upgrades including new insulation and glazing, and the potential for renewable energy systems to meet modern sustainability standards

The project will create a vibrant, educational and community-centred space that celebrates local food culture while enhancing the farm’s historical and environmental integrity.
